Our services are suitable for landlords, housing associations, and homeowners seeking a clear, independent understanding of their property’s condition.
We also assist landlords in meeting HMO licensing requirements, providing the compliance evidence and professional reports needed for new applications or renewals. Where required, we can also handle the full HMO licence application process on your behalf, ensuring all documentation is submitted correctly and in line with local authority standards.We also provide independent inspection letters often required for UK visa and immigration applications, commonly referred to as Immigration & Overcrowding Reports.Optional Inventory Services
We can produce detailed tenancy inventories to assist with deposit management. These include written descriptions and photographic records of the property at the start and end of a tenancy. This service is offered separately and priced accordingly.

Energy Performance & Space Compliance.

EPC, MEES & Floor Plans

We provide the following service:1- Energy Performance Certificates (EPCs): For existing dwellings, providing an official energy efficiency rating.
2- MEES Compliance Reporting: Detailed evaluation to determine whether a property meets Minimum Energy Efficiency Standards for rental compliance.

Housing Health & Safety Compliance

We carry out detailed stock condition surveys on residential properties, in line with the Housing Act 2004, the HHSRS, and other relevant housing legislation.1- Detailed stock condition surveys and inspections of single dwellings, HMOs, flats, and residential blocks.
2- Comprehensive HHSRS hazard assessments, including identification of key risks such as fire safety, damp and mould, excess cold, overcrowding, and other hazards.
3- Clear, prioritised remedial actions with professionally presented PDF reports for record-keeping and compliance support

Inventory Service
We also provide tenancy inventories, prepared at the start and end of a tenancy. This separately priced service includes clear written descriptions and photographic records of the property’s condition to support tenancy management and deposit processes.

Immigration & Overcrowding Housing Assessment Letters
We provide independent inspection letters to support UK visa and immigration applications. Following a full inspection and measurement of the property, including an assessment of the number of occupants, the report demonstrates that the accommodation will not be statutorily overcrowded, is safe and suitable for the stated number of occupants, and meets relevant space and amenity standards. These letters are commonly used for family visas, spouse visas, visa extensions, and Indefinite Leave to Remain (ILR) applications.

Fire Safety & Fire Risk Assessments.

We provide independent Fire Risk Assessments (FRA) for residential properties, HMOs, flats, and small multi‑occupancy buildings, carried out in line with UK fire safety legislation, including the Regulatory Reform (Fire Safety) Order 2005, and recognised housing fire safety guidance.Our inspections assess escape routes, fire detection and alarm systems, compartmentation, and other key fire safety features.Assessments are carried out in line with up-to-date guidance such as BS 9792:2025, which replaces the previous PAS 79‑2 for residential housing, and provide clear, prioritised recommendations.Reports are professionally presented with practical guidance to help the responsible person maintain ongoing fire safety.
